Drawing up the legal Tenancy Agreement and associated documents (including protecting the deposit) to initialise the rental agreement

Transfer of utilities including current meter readings

Collection of the first months rent and deposit and accounting it into a bank of your choice

Annual Tenancy and rent review

Remarketing of the property two months prior to end of Tenancy when notice issued

Our fees for our services are outlined below and are inclusive of VAT

All of our fees include marketing the property on our website, Rightmove and Zoopla and in our office

 

 

Let Only                                  10% of 12 months rental income

Includes the set up of the Tenancy, preparing a comprehensive inventory, transfer of the utility companies, collecting the first months rent and associated administration

 

 

Rent Collection Service          10% of the monthly rental

Fully Managed Service           12% of the monthly rental      

Both of our Rent collection and Fully Managed Services are subject to a one off administration charge for the set up and execution of all new Tenancies which includes the preparation of the Tenancy Agreement, Preparation of the comprehensive inventory, transfer of utility companies, collecting and accounting the initial move in monies.

 

 

This fee is banded as follows (all inc of VAT)

For rental properties up to a value of £1000pcm      -   £250.00

For rental properties between £1000 - £2000pcm     -  £350.00

Deposit Protection Fee                     £48.00

Additional to the above, the Rent Collection service includes collecting the monthly rent and accounting this via BACs. We would also deal with the end of Tenancy administration and check out of the property to ensure it is handed back in the same condition

The Fully Managed service includes all of the above and also bi-annual inspections and reports with photographic evidence, contact with the tenant regarding maintenance and property matters, assisting with service charges and insurances where applicable, collecting the monthly rental and deducting necessary contractor invoices. We would also deal with the end of Tenancy administration and check out of the property to ensure it is handed back in the same condition, and negotiate where necessary for the return of any monies owed.
