We will provide you with an accurate, honest and realistic valuation based on comparable properties and our years of experience and knowledge. We will be realistic with our figures in order for you to ascertain the timescale in which you require your property to be let.
To ensure we find the right tenants for you and the highest rent possible, your property needs excellent marketing exposure. Our properties are advertised on the main portals including Rightmove, not forgetting our own website.
Viewings are accompanied by an experienced member of our team. Prospective tenants often have questions meaning that our team can answer their questions on site. We also do virtual tours when necessary. We keep a record of feedback and keep our clients updated.
Once we have received an offer from a prospective tenant, we will contact you to discuss and negotiate terms of the offer, including all information about the prospective tenant. Once you are satisfied with the offer, we will then proceed.
Once an offer has been agreed, the pre-tenancy process begins. We ask tenants to provide 6 months paperwork (I.E Bank Statements / References etc) and we can also carry our full references including credit checks and right to rent checks. We will arrange for an inventory and Gas Safety Certificate if applicable and ensure all relevant paperwork and legal documents are ready for the tenant to sign.
We will organise signing of the tenancy agreement with your tenants collecting all monies required and the handing over of the keys and any required information. We will keep you posted to confirm the new tenancy went ahead as planned.
Enjoy a hassle free tenancy by option to go fully managed. Our experienced property management department will give you complete peace of mind and look after the day to day management of your property including repairs, utility bills and periodic inspections.
Marketing includes undertaking a write up of the property and taking photographs for advertising. We advertise your property on our website, various Property Portals and erect a To Let Board when appropriate. We also keep a database of people currently looking for a Property to Rent.
We will accompany viewings and act as key holders for our clients when required. We will also liaise with existing tenants or Landlords when necessary for access.
We will conduct the relevant Identity, Credit and Employment Checks and references liaising with our Clients when required.
We will prepare a Tenancy Agreement between the Tenant and Landlord, acting on behalf as your agent.
We will take a security deposit from your tenant which will be protected via a government approval scheme.
We will arrange for an Inventory to be undertaken on the property and give to the tenant upon the start of the tenancy agreement.
When the tenancy period is coming to an end, we will contact you to discuss continuation of the tenancy, renegotiating if required and relet the property should the current tenants choose to vacate or the tenancy needs to be terminated.
In an ever changing market, it is important we keep you up to date with any changes in Rental Valuations.
We have many years experience in purchasing property suitable for Renting and are happy to share our knowledge with you if required.
Should your tenant become late in paying their rent or fall into rent arrears, we will contact them to discuss the problem, find a solution and liaise with you and Solicitors in case of requiring legal action.
Standard procedure for our tenants paying their rent is for them to setup a Standing Order into our account. Once received, we will send you a receipt of this with a breakdown of our fees and any outgoings.
We will arrange for a Registered Gas Safe Engineer to carry out a yearly Landlord Gas Safety Certificate on your property as required. We can also arrange Electrical Appliance Testing (PAT) and a fixed wiring Test (EICR) as required.
With new Landlords, we agree an approved spending limit so we can arrange all required repairs without consent. For anything in excess of this, we will liaise with the landlord preparing estimates if required in order to authorise the required work / repairs as soon as possible. We have a range of approved Contractors that allow us to have any repairs undertaken in as short as time as possible. There is a 10% surcharge for all repairs, maintenance and additions.
If there are any bills that are your responsibility as a Landlord, we will settle these on your behalf and deduct from your rental income. If the bills exceed the monthly rental figure, we may require additional funds.
As your Lettings Agent / Property Managers, we will manage and deal with all day to day contact, resolving any issues or dealing with any problems that may occur during the Tenancy.
We arrange a check out of the Inventory of your Property with an Inventory Specialist at the end of the tenancy and shortly after the tenants have vacated.
We will arrange for the transfer of liability between yourself and your tenant/s with regards the Gas, Electric, Water and Council Tax Services.
